🏡 BCHC Receives Planning Commission Approval for New Housing Development on Morgan & Earl Streets

The Boyne City Housing Commission (BCHC) is pleased to announce that on Monday, June 15, 2026, the Boyne City Planning Commission unanimously approved our Development Plan for a new residential project located on the vacant 8.99-acre parcel owned by BCHC, north of Division Street, south of Morgan Street, and west of Earl Street.

What's Being Built

The approved plan calls for the development of 16 two-family residential units (a total of 32 new homes) arranged as a site condominium along the frontages of East Morgan Street and Earl Street. The project is being designed and is consistent with the Traditional Residential District (TRD) zoning of the property. 

Project Highlights
  • 8.99 acres of currently vacant, BCHC-owned land put to use for much-needed housing 
  • 16 two-family condominium units — 7 lots along E. Morgan Street and 9 lots along Earl Street 
  • Two off-street parking spaces per unit, with safe residential driveway access from Morgan and Earl 
  • On-site stormwater management through retention ponds 
  • A new sidewalk along the development frontage, which the Planning Commission specifically praised 
  • Preservation of natural features — most of the existing wooded site will remain undisturbed
  • A complete landscape plan including new trees and plantings to complement the neighborhood 
Planning Commission Approval

After review and discussion, the Planning Commission adopted Motion 2026.06.15.03, moved by Commissioner Bridget Foltz and supported by Commissioner Ryan Velzy, to approve the application based on the application, site plan, and findings of fact. The motion passed unanimously, 8–0. 

What This Means for Boyne City

This project reflects BCHC's ongoing commitment to expanding quality housing opportunities in our community. By developing this long-vacant parcel with thoughtfully designed two-family homes, we are working to address local housing needs while respecting the character of the surrounding traditional residential neighborhood.
